All figures are estimates. Land transfer tax is based on the Ontario Land Transfer Tax Act and Toronto Municipal Code Chapter 760. Title insurance estimates are based on publicly available Ontario rates. Registration fees are current as of 2026. Actual closing costs may vary. This calculator does not include the Non-Resident Speculation Tax (NRST), property tax adjustments, utility adjustments, or condo status certificate fees.
What are closing costs?
Land Transfer Tax
Ontario charges a graduated tax on every property purchase. Properties in Toronto pay an additional municipal LTT. First-time buyers may qualify for rebates (provincial: up to $4,000; Toronto: up to $4,475).
Title Insurance
A one-time premium that protects against title defects, fraud, and survey issues. Most lenders require a lender policy; an owner policy protects your equity. Buying both together saves ~$300+ vs. separate policies.
Registration Fees
The Ontario Land Registry charges $85 per document registered. A typical purchase registers 2 documents: the transfer/deed ($85) and the mortgage ($85) = $170 total. Cash purchases register only the deed ($85).
Legal Fees
Your lawyer's fee for handling the closing — reviewing the agreement, conducting searches, arranging title insurance, registering documents, and disbursing funds. Disbursements cover out-of-pocket costs (title search, couriers, copies). HST (13%) applies to legal fees and most disbursements.
