How title insurance works
What is Title Insurance?
Title insurance protects property owners and lenders against losses related to the property's title (legal ownership). It covers issues like title defects, fraud, encroachments, and zoning violations that may not be discovered in a standard title search.
Owner vs. Lender Policy
Owner policy: Protects the buyer's equity in the property. Lasts as long as you own the home.
Lender policy: Protects the mortgage lender's interest. Required by most lenders.
Both: Purchasing both together is significantly cheaper than buying them separately — the second policy adds only ~$54.
House vs. Condo
Condominiums have lower premiums (roughly 30% less) because the condominium corporation's common elements insurance covers some risks that freehold properties must insure individually.
One-Time Premium
Unlike other types of insurance, title insurance is a one-time payment at closing — there are no annual renewal fees.
